How You Will Contribute
The Maintenance Supervisor is responsible for maintaining the physical integrity of the community, ensuring a safe and secure environment for residents, future residents, visitors, and team members. The Maintenance Supervisor works closely with the Community Manager and the Maintenance Technicians to see that all aspects of the community are well taken care of. The Maintenance Supervisor anticipates, identifies, and corrects problems involving the community and implements procedures to prevent such problems. The Maintenance Supervisor works diligently to cultivate resident satisfaction.
Things You Will Do
Leadership
Hire, train and supervise all maintenance team members through a positive mentoring approach
Maintains property waiting list and other updates to various records and reports in accordance with policy and procedure, applicable housing programs and HUD/Agency regulations
Take ownership and lead by example
Empower team members to take on new challenges and bring new ideas to the forefront
Fearlessly lead a team of technicians as they perform routine preventive maintenance and make timely, high-quality repairs to ensure they are above the standard
Share your wisdom and insights with the team, prioritize their tasks, make sure they follow protocol, and motivate them to go above and beyond the call of duty
Maintenance
Perform routine maintenance work orders at the community, which may include completing emergency and on-call tickets
Schedule team members so that maintenance is available for emergency purposes around-the-clock
Maintain accurate records regarding preventive maintenance, maintenance requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
Schedule and perform routine preventive maintenance
Schedule and ensure all make-ready repairs and service are completed correctly and on schedule
Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations
Keeping the Maintenance Shop stocked, organized, and clean
Diagnose and perform maintenance/repairs including but not limited to HVAC, plumbing, electrical and pool maintenance
Interface with contractors and vendors. Depending on property needs and secure bids for services. Negotiates with vendors for goods and services, schedules work to be completed.
Safety
Think safety first and ensure that unsafe conditions are corrected promptly
Be mindful of the condition of the community and initiate action to correct unsafe conditions, i.e., broken gates leading to pool, broken steps, open holes, broken/burned out exterior lights
Conduct safety meetings with Maintenance Technicians
Customer Service
Always bring service with a smile, partnered with a "can-do" attitude
Take pride in the apartment community; visually inspect and address areas of concern, keep community clean and make note of service needs
Communicate effectively with residents, future residents, visitors, vendors, and team members while presenting a positive, professional image
Perform additional duties as assigned by the Community Manager
Things You Will Need
High School diploma or equivalent
Three or more years of experience in property maintenance or equivalent field
Must Have a Valid Drivers License
Must be available to work a flexible schedule including weekends, holidays, overtime, and on-call hours
Must be able to walk the property which includes climbing stairs
Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies
Stand for extended periods of time
May be required to lift to 50 pounds without assistance
Skills:
Experience leading and managing others
General knowledge of all things pertaining to property maintenance
Skilled in the safe use and maintenance of hand and power tools
Knowledgeable of pertinent laws including EPA and OSHA regulations
Certified Pool Operator, Universal Freon License, including R410A preferable
Attention to detail
Able to multitask and meet deadlines
